Why is the 'Essential Plan' separate from the 'Add-Ons'?

To save you money by only paying for what you need:

The Essential Plan: Covers your annual smoke alarm testing for ongoing leases.

The Add-Ons: (blind safety & water efficiency) are usually only required when starting a new lease.

Note:

To keep prices low, our Add-Ons are only available for properties covered by our Essential Compliance Plan.

What happens if my tenant changes mid-year?

You're covered.

Your Essential Compliance Plan includes unlimited 'Change of Tenancy' visits at no extra charge. We’ll re-test your smoke alarms and safety switches to ensure they are ready for the new tenant.

If you need any Add-Ons completed (like Water Efficiency or Blind Safety) for the new lease, you'll only pay for those specific services (at their listed fixed-price rates).

Note: If your tenant change occurs within 30 days of your Essential Compliance Plan renewal date, we’ll usually complete your full annual service then to 'reset' your year to save everyone a second visit.

Do I need to meet you on-site?

Only if you want to...

We can handle all coordination directly with your tenants — from booking and organising access to sending reminders — so you don't have to.

Can compliance be sorted in a single visit? What if something fails?

In most cases, yes.

Our goal is to complete all testing and issue your certificates on the first visit.

• For smoke alarms: we recommend pre-approving the replacement cost, so any expired or faulty alarms can be sorted on the spot. This ensures your property is safe and minimises disruptions for your tenants.

• For blind cords: adjustments or cleat installations are included.

• For water efficiency: you may need a plumber to rectify an issue. In that case, they'll provide you with the water certificate.

We'll always clearly explain what we found so you know exactly why it needs attention.

How much does it cost to replace a smoke alarm?

We replace them for a fixed-price of $99 each, including installation by one of our licensed electricians.

We only use high-quality, Australian-made photoelectric alarms, with a 10-year replacement warranty.

Note: If a smoke alarm fails or has expired, it needs to be replaced before a compliance certificate can be issued.

All smoke alarms have a 10-year service life, including 240v hardwired units.

Who is the 'Switchboard Add-On' for?

Landlords wanting a proactive safety check beyond whats mandatory.

Especially:

• Properties where the switchboard hasn't been inspected in the last 5 years

• Recent purchases where you don't know who has worked on the switchboard in the past

• Older homes with original wiring

Note: this inspection is not required for rental compliance.

How do I receive my certificates?

We’ll email your invoice and digital compliance certificates directly to you — usually the same day work is completed.

So there's no long-term contracts?

Never.

We don't believe in trapping landlords with contracts or fine print.

We prefer to earn your work each year through our quality, local service. When the anniversary of your Essential Compliance Plan gets close we confirm you want us to go ahead. Simple.
