We use a "Parallel" approach to ensure a seamless transition:

• Zero Double-Billing: We will only invoice for a property once its existing annual subscription renewal date (with your old provider) expires.

• Immediate Local Support: Our local team takes over the workload straight away. We’ll honour beeping alarm call-outs or "Change of Tenancy" visits required between now and the renewal date at no extra cost to the landlord.

• Minimal Admin: We integrate with your workflow. Simply send us a work order or a CSV export from PropertyMe, PropertyTree, or other management software. We handle the data entry and manage the transition timeline for you.

How do you coordinate tenant access and keys?

We contact your tenants directly to arrange a time that suits them.

If they prefer, we can collect and return keys from your office.

Our goal is to eliminate the back-and-forth for your team and minimise disruption for your tenants.

How do you handle tenancy changes and billing?

Our Essential Compliance Plan includes unlimited 'Change of Tenancy' visits throughout the year at no extra charge.

We’ll re-test and service the smoke alarms to ensure they are ready for the new tenant, and issue you a fresh certificate for the new lease.

If you need any Add-On services completed (like Water Efficiency or Blind Safety) for the new lease, you'll only be invoiced for those specific services (at their listed fixed-price rates).

Your billing for the Essential Compliance Plan remains predictable every 12 months, as the anniversary date remains based on the first visit.

Please note: If the tenancy change occurs within 30 days of the anniversary date of the Essential Compliance Plan, we’ll complete a full annual service of the property and then 'reset' the renewal date for that property. This keeps the testing aligned with the lease date, and to save organising a second visit.

What happens if a smoke alarm needs replacing?

If an alarm fails testing or has expired, it must be replaced to achieve compliance.

We replace standard alarms for $99 each (fixed-price), including installation by one of our licensed electricians.

We only use high-quality, Australian-made photoelectric alarms, that come with a full 10-year replacement warranty.

Note: It's recommend to 'pre-approve' smoke alarm replacements so compliance can be achieved in a single visit. This saves the disruption of a follow-up appointment, and ensures the house is safe.

Why is the 'Essential Compliance Plan' separate from the 'Add-Ons'?

To save your landlords money by only paying for what each property needs at the time:

The Essential Compliance Plan: Covers the mandatory annual smoke alarm testing and safety switch checks for ongoing leases.

The Compliance Add-Ons: (blind safety & water efficiency) are usually only required when starting a new lease.

Note: Some owners choose to have the Compliance Add-Ons done each year, just so they know there are no issues.

Who is the 'Switchboard Add-On' for?

Landlords wanting a proactive electrical safety check beyond whats mandatory.

Ideal for:

• Properties where the switchboard hasn't been inspected in the last 5 years

• Recent purchases where you don't know who has worked on the switchboard in the past

• Older homes with original wiring

Can we book an 'Add-On' by itself?

No.

To keep our pricing as low as possible, our Add-Ons are only available for properties covered by our Essential Compliance Plan.

If the property is covered by our Essential Compliance Plan and needs Add-Ons completed (like Water Efficiency or Blind Safety) for the start of a new lease, we’ll complete them during our re-attendance visit.

The re-attendance visit to test and certify the smoke alarms is included in the Essential Compliance plan at no extra cost.

In these cases, you'll only be invoiced for those specific Add-On services (at their fixed-price rate).

So there's no long-term contract or fine print?

Never.

We don't believe in trapping agencies or landlords with long-term contracts — we'd rather earn your work each year through our quality, local service.

When the anniversary date of an Essential Compliance Plan gets close we confirm you want us to go ahead.

You are always free to move a single property or your entire portfolio at any time.
