Comprehensive testing and compliance for each smoke alarm + provision of individual certificate + 12-months of ongoing support:
• Inclusions: Verify the location, type, and expiry dates, artificial smoke test, clean out dust or insects, replace 9v backup battery (where applicable), and sound level check for every alarm.
• Ongoing support: If an alarm chirps or requires attention throughout the year, we will re-attend at no extra cost to rectify the issue (see FAQ #6 for details)
• Exclusions: Replacement of faulty or expired alarms (see FAQ #3 for details).
• Note: We provide an individual compliance certificate and tax invoice for each lot once all alarms pass.
Our $99 fixed-price for Annual Compliance is designed for transparency and equity across the strata plan.
It covers the entire compliance system — from physical mailbox notices & key coordination, to ongoing support for beeping alarms throughout the year.
This ensures every lot owner knows exactly what their annual compliance will cost — whether their lot has 1, 2, or 5 alarms.
If an alarm fails testing or has expired (all alarms have a 10-year service life), it must be replaced to achieve compliance.
Replacements are a fixed-price of $99 per alarm, which includes professional installation by one of our licensed electricians.
We complete replacements on the spot so compliance can be achieved in a single visit.
This is an additional cost to the $99 Annual Compliance Plan.
We use premium, Australian-made photoelectric alarms (240v hard-wired or lithium powered) that include a full 10-year warranty.
We handle the entire process — from physical mailbox notices to completion.
Once we receive a work order, we provide a physical notice in each mailbox 2 weeks in advance and work with the Strata Manager to ensure all residents / managing agents are also notified via email.
Our notices provide clear options for residents to contact us directly to arrange a time that suits them. If they can’t be home, we are happy to collect and return keys from a local managing agent's office.
Our goal is to eliminate the back-and-forth for your team while minimising disruption for residents.
We believe in a fair and transparent approach to access and re-attendances.
If we can't gain entry on the initial scheduled visit, we provide another notice and re-attend 7 days later at no extra cost.
Note: If access is still not available after our second attempt, a $99 service fee applies to cover the costs of the two attendances. At this point, the Strata Manager is notified and the legal responsibility for achieving smoke alarm compliance shifts to the individual lot owner.
We provide individual tax invoices and compliance certificates for each lot within the strata plan.
This simplifies administration and improves transparency by ensuring each lot owner is directly accountable for their unit's compliance.
For lot owners who lease out their property, this also allows them to easily provide a copy of the certificate to their managing agent — ensuring they aren't charged twice for smoke alarm compliance.
Note: Common stairwells containing smoke alarms are invoiced and certified as a separate lot.
As part of our $99 fixed-price for Annual Compliance, residents can contact our local Dubbo office directly throughout the year.
If a smoke alarm we have serviced begins to chirp or requires attention, we will re-attend to rectify the issue at no additional call-out or service charge.**
If an alarm cannot be repaired and needs to be replaced, our fixed-price of $99 will apply. (as outlined in FAQ#3)
